Short answer: Miami Beach issues its own building permits, and homes in its historic districts have extra steps before windows change. Impact windows here start at an estimated $800–$2,000 per standard window installed.

Permits come from the City of Miami Beach

Miami Beach is one of Miami-Dade's 34 municipalities, so window and door permits go through the city's own building department rather than the county. Every product still needs a current Miami-Dade NOA, because the whole county is in the High Velocity Hurricane Zone.

Historic districts

The Miami Beach Architectural District, listed on the National Register in 1979, takes in roughly 800 contributing buildings in about a square mile. The city's window and door permit checklist calls for historic posting on properties in historic districts, so allow for that step before work starts. Matching the original window pattern and frame color keeps the review straightforward.

Condo towers

Much of Miami Beach lives in condo buildings. Florida law requires each association to adopt hurricane-protection specifications and stops the board from refusing an installation that follows them. We work from those specs, provide the NOAs and insurance certificates the building asks for, and book elevators and work hours around building rules.

What Miami Beach owners ask

  • Can I do just my unit? Yes, as long as the product meets the association's specification.
  • Do sliders count? Yes. Balcony sliders are often the first opening owners replace.
  • What about the tax refund? Condo units with a homestead exemption can claim the 2026 sales tax refund of up to $500.

Salt air and hardware

On the barrier island, salt spray reaches every opening, not just the oceanfront ones. Ask for hardware and fasteners suited to coastal exposure, and plan to rinse sliding door tracks and wipe down handles a few times a year. A sticky slider is usually a dirty track, not a failed door.
