Short answer: impact doors in Miami are glass and frame systems approved by Miami-Dade for the High Velocity Hurricane Zone. As an estimate, a two-panel impact slider costs about $3,000–$6,000 installed, a single front entry door $2,500–$5,000, and a French or double door from $5,000 to $8,000 or more.

Why doors come first

A sliding glass door is often the widest opening in a Miami house, and a wide opening takes more wind load than a small window. That is why many homeowners replace the slider before anything else, then work through the windows in a second phase.

Doors we install

  • Sliding glass doors. Two-, three- and four-panel units, including wide pocket-style openings onto the patio.
  • French doors. Hinged double doors with impact glass, in-swing or out-swing depending on the opening and the approval.
  • Front entry doors. Solid or glass-insert entry doors, with sidelights and transoms rated as part of the same system.
  • Pivot doors. Large statement entry doors on a pivot hinge, built to an approved size.
  • Garage entry doors. The walk-through door into the garage, which also needs to hold in a storm.

What the Miami-Dade NOA covers

Every impact door we install carries a current Miami-Dade Notice of Acceptance (NOA). The NOA lists the sizes, glass, anchors and pressures the whole system was tested for, and approved units carry a permanent "Miami-Dade County Product Control Approved" label. New NOAs run five years. You can look any product up on the county's public Product Control search before you sign.

Condos and townhomes

Florida's condominium law (§718.113(5)) requires every association to adopt hurricane-protection specifications for its buildings. The board cannot refuse a unit owner's installation that follows those specifications. We supply the NOAs and certificates of insurance the association asks for and schedule around the building's rules.

Impact door questions

How much does an impact sliding glass door cost in Miami?

As an estimate, a two-panel impact slider runs about $3,000–$6,000 installed. Wider three- and four-panel units cost more. The written quote prices each door after we measure.

Do impact doors need a Miami-Dade NOA?

Yes. Miami-Dade is in the High Velocity Hurricane Zone, so the door, frame, glass and hardware need a current Miami-Dade Notice of Acceptance for the size and pressure of your opening. A statewide Florida approval on its own is not enough here.

Can I replace the sliding door in my condo?

Usually, yes. Florida law requires condo boards to adopt hurricane-protection specifications and bars them from refusing an installation that meets those specifications. Get the association's specs before you order.

Is a garage entry door the same as a garage door?

No. A garage entry door is the walk-through door between the house and the garage or the garage and outside. The big overhead garage door is a separate product we do not cover on this page.
