Short answer: Hialeah issues its own window and door permits, with notarized paperwork and the product approvals filed up front. Impact windows start at an estimated $800–$2,000 per standard window installed.
Permits through the City of Hialeah
Hialeah is its own city, so the permit comes from the City of Hialeah Building Department, not the county. The city's published permit requirements ask for:
- two copies of the product approval for every window and door;
- a floor plan layout with every room and space labeled;
- a permit application and owner affidavit, signed and notarized;
- for condo units, an authorization letter from the association, signed by its president and notarized.
Every product still needs a Miami-Dade NOA, because Hialeah sits inside the High Velocity Hurricane Zone.
A city that grew fast after the war
Glenn Curtiss and James Bright laid out Hialeah in 1921 and it incorporated in 1925. It went from about 4,000 people in 1940 to nearly 67,000 by 1960, and counted 223,109 in the 2020 census, making it the second-largest city in Miami-Dade. Many houses here have been through several rounds of window changes since they were built, so we check what is in each opening before quoting.
Condos and multi-unit buildings
Hialeah has a large share of condos and small multi-unit buildings. Florida law requires condo associations to adopt hurricane-protection specifications and stops a board from refusing an installation that follows them. Get the association's specs and its signed letter early; the city will ask for the letter with the permit.
Close to home
Our office is in northwest Miami-Dade, right next to Hialeah, so measures and follow-up visits here are a short drive. The team speaks Spanish as well as English, which helps when the homeowner, a relative and the condo manager all need to follow the same plan. Most Hialeah houses are concrete block with stucco, so each opening is cut back to the block, anchored into it and patched before paint. Common sizes are often in stock, which can shorten the wait on a simple replacement.
Prices are estimates. See the Miami impact window cost guide for the full breakdown.
