Short answer: impact windows in Miami cost an estimated $800–$2,000 per standard-size window installed. A two-panel impact sliding door runs about $3,000–$6,000, and a typical three-bedroom house, windows only, about $12,000–$25,000.
Estimated prices per opening

| Impact window, large or custom | $1,500+ | Picture windows, arches, tall units |
| By glass area | $55–$100 per sq ft | National guide; custom sizes higher |
| Impact sliding glass door, 2-panel | $3,000–$6,000 | Wider multi-panel units cost more |
| Impact front entry door | $2,500–$5,000 | Sidelights and transoms extra |
| Impact French / double door | $5,000–$8,000+ | Size and hardware drive it |
These prices are estimates. They come from published South Florida installer pricing and national cost guides, not from a survey of Miami invoices. Your price comes from an in-home measure and a written quote for each opening.
Whole-house budgets
For a typical three-bedroom, two-bath Miami house, impact windows alone usually land around $12,000–$25,000. Add the doors you are replacing on top: a slider and a front door together can add several thousand dollars more.
What moves the price in Miami
- High Velocity Hurricane Zone approval. Every product needs a Miami-Dade NOA for the size and pressure of the opening. Higher-pressure openings need heavier frames and glass.
- Size and shape. Price climbs with glass area, and arches or custom shapes cost more to build.
- Frame and glass. Aluminum or vinyl frames, clear or tinted glass, Low-E coatings and frame color all change the number.
- Doors. Sliding doors are the biggest single line on most quotes because of their width.
- Finish work. Stucco patching, interior trim and paint around each opening, and whether they are included.
- Condo and high-rise access. Building rules, elevator booking and association paperwork add time on tower jobs.
- Paperwork. The permit and, on contracts over $5,000, a recorded Notice of Commencement.
Why Miami quotes disagree
A low quote and a high quote on one Miami house usually are not pricing the same work. Put them side by side, window by window, and compare the NOA number for each product, the frame and glass, the install method, what finish work is included, and whether the permit and inspection are in the price.
Ways to offset the cost
- Sales tax refund. Impact windows and doors bought from July 1, 2026 can qualify for a refund of up to $500 in sales tax under a 2026 state law, as long as the home is homesteaded and its just value is $700,000 or under. Condo units count. The refund is claimed from the Florida Department of Revenue after the install; check its site for the current filing deadline.
- Insurance credits. Florida requires insurers to offer discounts for protected openings. A wind mitigation inspection after the install documents it.
- My Safe Florida Home. Grants from this state program have covered impact windows and doors in past rounds. Money comes and goes, so confirm it is open before you plan around it.
Cost questions
How much do impact windows cost in Miami?
As an estimate, about $800–$2,000 per standard-size window installed, with large or custom openings starting around $1,500. Measured by glass area, national guides put it at roughly $55–$100 per square foot.
How much to put impact windows on a whole house?
For a typical three-bedroom, two-bath house, windows only, expect roughly $12,000–$25,000 as an estimate. Doors are priced on top of that.
Is there any help paying for impact windows?
Possibly. Under a 2026 Florida law, homesteaded homes with a just value up to $700,000, condos included, can claim back as much as $500 of the sales tax paid on impact windows and doors bought from July 1, 2026. You pay the tax at purchase and apply to the Florida Department of Revenue afterward, so keep the itemized invoice. My Safe Florida Home grants are another option when that program has money.
Does the price include the permit?
It should, and the quote should say so. Ask whether the permit, the inspection and the Notice of Commencement (needed when the contract is over $5,000) are included.
Why are Miami quotes so far apart?
Because they rarely price the same job. One quote may use aluminum frames and clear glass, another vinyl and Low-E. One may include stucco, paint and the permit; another may leave them out. Compare them opening by opening.
